THIS INDENTURE, made the 26th day of September, Two Thousand Eighteen

party of the first part, and
DEBORAH S. HOUSE, residing at 280 Cove Circle, Greenport,New York 11944
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever, all of
her right and title, consisting of a 50% interest, in and to
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected, situate,
lying and being at Greenport, in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
PARCELI:
BEGINNING at a monument on the easterly boundary line of land now or formerly of Braun
part at the point where said boundary line is intersected by the southerly line of a 50 foot private
road known as "Clark Street;" said monument being North 82 degrees 48 minutes West, 167.58
feet along said southerly line from Sixth Street; from said point of beginning running along said
easterly boundary line, South 6 degrees 56 minutes 50 seconds West, 127.50 feet to an iron pipe;
THENCE along land now or formerly of Hill, North 83 degrees 03 minutes 10 seconds West,
87.50 feet to an iron pipe on the easterly line of a 25 foot private road;
THENCE along said easterly line, North 6 degrees 56 minutes 50 seconds East, 140.0 feet to an
iron pipe on the southerly line of said 25 foot private road;
THENCE along said southerly line, South 83 degrees 03 minutes 10 seconds East, 87.50 feet to
an iron pipe;

BEGINNING at an iron pipe on the southerly line of a 25 foot private road at the northeasterly
comer of Parcel I, hereinabove described, and running along said southerly line, North 83

THENCE along the easterly line of said 25 foot private road, South 6 degrees 56 minutes 50
seconds West, 140.0 feet;
THENCE North 83 degrees 03 minutes 10 seconds West, 12.50 feet to the center line of said 25
foot private road;
THENCE along said center line, 2 courses as follows:
1. North 6 degrees 56 minutes 50 seconds East, 152.50 feet; thence
2. South 83 degrees 03 minutes 10 seconds East, 100.00 feet;
THENCE South 6 degrees 56 minutes 50 seconds West, 12.50 feet to the point of BEGINNING.
The above described Parcel II subject to its use as a right-of-way.
TOGETHER with a right-of-way 12.5 feet wide along the northerly and westerly boundaries of
Parcel II.
Also with a right-of-way 50 feet wide from the premises easterly to Sixth Street; the southerly
line of said 50 foot right-of-way beginning at the point of beginning of Parcel I, hereinabove
described, and running South 82 degrees 48 minutes East, 167.58 feet to the westerly line of
Sixth Street and the northerly line of said 50 foot right-of-way being parallel to and 50 feet
northerly therefrom, measured at right angles thereto. Also with a right-of-way 25 foot wide
from the southwesterly corner of Parcel I southerly about 220 feet to a parcel of beach fronting
on Pipes Cove; said beach being about 50 feet on said 25 foot private road, about 75 feet on said
Pipes Cove about 140 feet in depth.
Also with the right to use, with others, said beach.
TOGETHER with a right to use the "Community Beach," which said "Community Beach" shall
be reserved solely for the purpose of recreation and use of the various owners of properties
known as "Cove Circle" and shall be subject to such reasonable rules and regulations as the
parties of the first part, or their successors or assigns, may impose.
SUBJECT to Covenants and Restrictions recorded in Liber 7391, Page 548.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated October 7, 2010, and recorded in the Suffolk County Clerk's Office on November 16,
2010, in Liber 12643, Page 220.
TOGETHER with,all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
