WITNESSETH, that the party of the first part, in consideration of$1.00 and no more, does
hereby remise, release and quitclaim unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being near the Village of Greenport, in the
Town of Southold, County of Suffolk and State of New York, generally bounded
and described as follows:
BEGINNING at a point on the Northerly side of North Road (County Route 480
distant 460.82 feet Easterly from the corner formed by the intersection of the
Easterly side of McCann Lane and the Northerly side of North Road.
RUNNING THENCE North 16 degrees 13 minutes 40 seconds West, partly along
lands now or formerly of Pappas and partly along lands now or formerly of
Elftherios 469.26 feet to lands shown on Map of Eastern Shores;
THENCE North 68 degrees 19 minutes 40 seconds East, along said lands, 127.46
feet to lands now or formerly of Henry Tasker;
THENCE South 17 degrees 19 minutes 40 seconds East along said lands, 491.66
feet to the Northerly side of North Road;
THENCE South 77 degrees 57 minutes 30 seconds West, along the Northerly side
of North Road, 136.80 feet to the point or piece of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Max G. Dobler
and Mariel Dobler by deed dated February 28, 2001 and recorded in the Suffolk
County Clerk's Office on March 20, 2001 in Liber 000012108 at Page 595.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof-,
TOGETHER with the appurtenances and all the estate and rights of the party of the first

part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other
purpose.
