TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything

ALL that certain plot, piece or parcel of land, being at East Marion, Town of Southold,
County of Suffolk and State of New York, being more particularly bounded and described
as follows:
BEGINNING at a point on the Easterly side of Stars Road, distant Northerly the following
five courses and distances:
(1)South 22 degrees 52 minutes 50 seconds East, 181.14 feet;
(2)South 38'degrees 06 minutes 30 seconds East, 29.92 feet;
(3)South 13 degrees 36 minutes 00 seconds East 176.83 feet;
(4) North 83 degrees 22 minutes 30 seconds East, 20.04 feet;
(5)South 10 degrees 13 minutes 30 seconds East, 2425.14 feet from the corner formed by
the intersection of the Northerly side of Main Road with the Easterly side of Stars Road, as
measured along said Easterly side of Stars Road,which said point or place of beginning
marks the division line between Lot 21 on a certain Map entitled, "Map of Soundcrest
Woods", and filed 02/09/1969 as Map No. 5315, and premises conveyed herein; and from
said point or place of beginning;
RUNNING THENCE North 08 degrees 40 minutes 18 seconds West along said Easterly
side of Stars Road, 52.36 feet;
THENCE North 10 degrees 31 minutes 00 seconds West along land now or formerly of
Stars, 1821.16 feet to the ordinary high water mark of Long Island Sound;
THENCE Easterly along said ordinary high water mark of Long Island Sound, the following
two courses and distances:

(2)South 58 degrees 14 minutes 50 seconds East, 198.03 feet to land now or formerly of
Philip DeNicola;

Philip DeNicola, 1575.77 feet to a granite monument and land now or formerly of Richard
Israel;
