TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises halve been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will.hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any pan of the total of the same
for any other purpose.

DESCRIPTION OF PREMISES
ALL that certain tract, piece or parcel of land, together with the buildings and
improvements thereon, situate, lying and being at Fishers island, Town of Southold,
County of Suffolk and State of New York, more specifically bounded and described
as follows:
BEGINNING at a stone monument on the Northerly line of Crescent Avenue, so
called, said point being 6612.15 feet North of a point which is 2917.79 feet West of
another monument marking the U.S. Coast and Geodetic Survey Triangulation
Station "PROS'; thence North 88° 29' 30" West 82.13 feet to a monument; thence
North 880 17' 50" West 183.52 feet to a monument; these last two lines abutting
Southerly on Crescent Avenue; thence North 5° 22' 30" West 260.22 feet to a
monument, abutting Westerly on a roadway; thence North 84° 14' 20" East 170.35
feet to a monument; thence continuing North 84° 14° 20" East 15 feet, more or less,
to the shore of Fishers Island Sound, these last two lines abutting Northerly on land
of Sands; thence Southeasterly along the shore of Fishers Island Sound 215 feet, `
more or less; thence South 25° 011 10" West 18 feet, more or less, to a brass plug in
a rock; thence South 25° 01' 10" West 201,86 feet to the point of beginning, these
last two lines abutting Southeasterly on ,land now or formerly of Fishers Island
Farms, Inc., containing 1.92 acres, more or less.
