Main Rd. &Youngs Ave.) � • �O Telephone: 631 765-1938 Southold, NY 11971 O Fax: 631 765-3136 coUNTY,� LOCAL WATERFRONT REVITALIZATION PROGRAM TOWN OF SOUTHOLD MEMORANDUM To: Michael Domino, President Town of Southold Board of Trustees From: Mark Terry, LWRP Coordinator Date: July 12, 2018 Re: Local Waterfront Coastal Consistency Review for NICOLE LEITCH SCTM# 1000-70-10-27 Frederick Weber, Architect on behalf of NICOLE LEITCH requests a Wetland Permit to demolish and remove existing one-story, 2,328sq.ft. single-family dwelling with 656sq.ft. deck; construct new two-story, single-family dwelling (1stflr. 1,785sq.ft. & 2"d flr.1,175sq.ft.) with attached 358sq.ft. garage; 385sq.ft. wrap-around porch; 170sq.ft. screened porch; and 685sq.ft. stone patio; abandon existing sanitary and install new sanitary system landward of dwelling; and install gutters to leaders to drywells to contain roof runoff, and in accordance to Chapter 236 of the Town Code— Stormwater Management. Located: 1950 Clearview Avenue, Southold. SCTM# 1000-70-10-27 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP provided that the Board considers the following: 1. In the event the action is approved, it is recommended that a vegetated, non-turf buffer is required landward of the tidal wetland line to further Policy 6. Existing vegetation should be incorporated within the buffer. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
