HomeMy WebLinkAboutStein - 145 Skippers Ln hpF SOUTyolo Telephone (631)765-1800 Town Hall,53095 Route 25 Fax (631)765-6145 #[ #[ P.O.Box 1179 �n Southold,New York 11971-0959 cou G • a� SOUTHOLD TOWN LANDMARK PRESERVATION COMMISSION Certificate of Appropriateness Date: August 10,.2007 RE: 145 Skipper's Leine, Orient NY 11957; SCTM No. 1000-25-1-22 Owner: Mr. Scott Stein RESOLUTION: WHEREAS, 145 Skipper's Lane, Orient NY, is on the Town of Southold Register of Historic Places, and WHEREAS, as set forth in Chapter 170 of the Town Law(Landmarks Preservation) of the Town of Southold, all proposals for material change/alteration must be reviewed and granted a Certificate of Appropriateness by the Southold Town Landmarks Preservation Commission prior to the issuance of a Building Permit, and WHEREAS, an application has been submitted on June 15, 2007 to make additions and alterations to an historic building as shown on plans and related materials dated June 15, 2007, and WHEREAS, Commissioners made a visit to the site to inspect the proposed project, and WHEREAS, a public hearing for the purpose of considering approval of the proposal was held on August 9, 2007 has been concluded, and WHEREAS, it appears that the project requires no further review, and WHEREAS, ,the Commission has made the following findings of fact conceming the property and the proposal: 2 • Constructed in the mid - 1860s, the house is distinguished by its simplicity and absence of identifiable style influences. The building retains sufficient integrity to reflect its architectural and historical significance. • The purpose of the proposal is to remove an existing screened porch-and replace it with,a one story addition and a new screened porch; replace deteriorated elements, obtain better use of interior spaces and strengthen the overall structural integrity of the building. • The Commissioners are concerned that the new porch will not be set back from the original facade, but they are satisfied that the porch will remain screened and all other details will match those of the original house. • The Commissioners indicated that while it is always their objective to maintain the integrity of the original facades, they may decide that changes like those proposed to the Stein house are justified when the windows are appropriate, roof lines that were fragmented are joined, and other details match the original house. • The proposal is compatible with the existing building and the immediate neighborhood and will not have a substantial adverse effect on the aesthetic, historical or architectural significance of the listed landmark. NOW THEREFORE BE IT RESOLVED that the Southold Town Landmarks Preservation Commission determines that the proposal, including the approved plans, presented at the public hearing meets criteria for approval under Chapter 170 of the Town Code, and BE IT FURTHER RESOLVED that the Commission approves the request of Mr. Scott Ste[ for a Certificate of Appropriateness. At all the corners of this street, the signs read "Skippers Lane", but when it was laid out u1 1869 the street was given the no-nonsense, unimaginative, stodgy name of"State Street". This is the way it appears on the Beers Map four years later, but Orienters have had a penchant for changing their minds about names. Some time in the late 1920s or early 30s, it was decided to give this street a more appealing name. Inspired by the fact that the early residents had predomr nently been masters of their own ships, it was agreed that the street should be renamed in their lionor—not as "Captains Lane" or "Shipmasters Row"—but by the less formal, more democratic, and certainly more colorful name of"Skippers Lane". It was probably the same spirit that motivated changing stuffy-sounding Bay Avenue back to Village Lane. SKIPPERS LANE `. South Side The wealth of elegant details in this house doubtless repre- - sent the taste of a successful business man of 1876 when this house was built for H. Alexander Holmes. It has hardwood floors, a big kitchen, and a dining room—features which were 16a beginning to be incorporated into substantial houses as national prosperity increased after the Civil War. Note the curious "doorless porch" on the northwest corner, the cruciform floor plan, the exuberant use of ornamentation t ,r -1110111 jp j, at each gable, and the interesting entablature over the win- dows. Of course, Alexander Holmes and his father had long j been in the designing and construction business, (see 7c). Originally this was the house of one of the skippers, Captain George Kimball Rackett, who is shown as living i here at the time of the 1873 Beers map. Probably built -` after the mid-1860s, this house was evidently designed to be heated entirely by stoves, since there are no fireplaces or u r . decorative mantles over closed-up fireplaces. The interior 16b woodwork is simple and except for the "Gothic sash" win- dows on the second floor, and a decorative side porch, the house has little ornamentation. Oral tradition has it that the Y — round-headed windows were originally in the Orient Point Inn.
