The tax map parcel configuration and the survey boundary of the parcel do not match. The lawn area extends onto Town owned lands. The surveyor drew the boundary line past the concrete marker found on the north property line effectively extending the property boundary. Require a survey correction and the installation of a vegetated, non-turf buffer within this area. The dock is located entirely on Town owned lands. 2. Consider requiring the installation of an I/A Onsite Wastewater Treatment System. Verify if adequate drywells will be installed to meet Chapter 236. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. See LWRP Section III - Policies Pages 16 through 21 for evaluation criteria ®Yes ❑ No ❑ Not Applicable The proposed relocation and upgrade of the on-site sanitary system from a single cesspool located less than 100'from wetlands to a SCDHS-approved sanitary system consisting of a septic tank and cesspools located 100 feet from wetlands will result in an improvement of groundwater and thus ultimately surface water quality of Long Creek.The addition of a drainage system of leaders, gutters,and drywells will reduce the volume of roof runoff,and the establishment of a 10'wide,+/-450 sf nonturf buffer in place of existing lawn area adjacent to the tidal wetlands will both decrease the potential volume of surface water runoff entering Long Creek and improve the quality of that runoff both directly through the elimination of potentially chemically dependent lawn areas and indirectly as a result of the buffer's ability to act as a sink for capture of fertilizers and other chemicals before they enter the Creek. Specifically,as a result of the proposed additions,there will be an increase of only 20 square feet of"lot coverage"as defined by Town Code. Due to this negligible change in structural areas which nearly exempts the project from Waterfront Consistency Review,and the positive impacts of the mitigation measures outlined in relation to Policy 5 above,the project is also consistent with Policy 6.
