HomeMy WebLinkAboutPeconic Landing/Brecknock Hall - 1500 Brecknock Rd i o��oF so�ryol Telephone (631)765-1800 '` O Town Hall,53095 Route 25 Fax (631)765-6145 P.O.Box 1179 cn �c Southold,New York 11971-0959 COUNTY,�� SOUTHOLD TOWN LANDMARK PRESERVATION COMMISSION Certificate of Appropriateness Date: December 19, 2007 RE: Brecknock Hall/Peconic Landing, 1500 Brecknock Road, Greenport, NY 11944; SCTM #1000-35-1-25 Owner: Brecknock Hall/Peconic Landing—Represented by Alice Hussie & Don Smith RESOLUTION: WHEREAS, 1500 Brecknock Road is on the Town of Southold, New York State and National Registers of Historic Places, and WHEREAS, as set forth in Section 56-7 (b) of the Town Law (Landmarks Preservation Code) of the Town of Southold, all proposals for material change/alteration must be reviewed and granted a Certificate of Appropriateness by the Southold Town Landmarks Preservation Commission prior to the issuance of a Building Permit, and WHEREAS, an application has been submitted to construct a handicapped ramp as shown on materials dated December 12, 2007, and WHEREAS, Commissioners made a visit to the site to inspect the proposed project, and WHEREAS, a public hearing for the purpose of considering approval of the proposal was held on December 18, 2007, and WHEREAS, it appears that the project requires no further review, and WHEREAS, the Commission has made the following findings of fact concerning the property and the proposal: 2 • The railing on the handicapped ramp is a contributing element of the registered landmark property. • Constructed in the late 1800s, the building retains sufficient integrity to reflect its architectural and historical significance. • The purpose of the proposal is to meet the requirements of the Americans with Disabilities Act(ADA). The proposal will not have a substantial adverse effect on the aesthetic, historical or architectural significance of the listed landmark. • Ms. Hussie and Mr. Smith appeared before the Commission twice and made the changes recommended by the Commission, i.e. using the more elegant turned spindles shown on plan A-1 that more appropriately match the style and color of those on the front porch of the building. NOW THEREFORE BE IT RESOLVED, that the Southold Town Landmarks Preservation Commission determines that the proposal as presented at the public hearing meets criteria for approval under Section 56-7 (b) of the Town Code, and BE IT FURTHER RESOLVED, that the Commission unanimously approves the request f r Certifi to of Appropriateness. Smith Re: Hall Handicap Ramp 12/13/07 Attached amt df ramp plans dated 12/12/07. - Set includes two options for treatment of ramp railing. A)Wooden rail with turned or square balusters. B)Black painted iron railing similar to the center rail on the major porches. It is our opinion that the light iron rail is less obtrusive and more appropriate to the situation..
