NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that the Southold Town Historic Preservation Commission sets a
, public hearing regarding the application of Peyser F M III & J M Liv Trust. Request for a
Certificate of Appropriateness under Section 170-7 (b) of the Southold Town Code, concerning
"as built" additions and alterations (roof deck) to a registered landmark structure at 1420 Village
Lane;Orient, SCTM—24.-2-6.1 at 3:15 p.m. on Tuesday, March 21, 2017 in the Southold Town
Hall Annex, second floor conference room.
The Historic Preservation will hear all persons, or their representatives, desiring to be heard
and/or desiring to submit written statements before the conclusion of the hearing. The file is

The as-built construction on this non-conforming 25,436 square foot lot in the Residential R-40
District is not permitted pursuant to Article XXIII Section 280-124 which states-,non-conforming
lots measuring between 20.000-39.999 square feet in total size require a rear yard setback of 50
feet.
The as-built deck has a rear vard setback of 35.1 feet. ,
In addition.the construction is not permitted without review and approval by the Southold Town a
Landmarks Preservation Commission,because the property is listed on either the Southold Town.
New York State and/or the National Resisters of Historic places and requires review by the
Southold Town Landmarks Preservation Commission.
If the requirements of the town code. ertaining to Landmarks(Local Law No.22)are met,a
Certificate of Appropriateness(C of A)will be issued. The C of A is required before a Building

NOTICE IS HEREBY GIVEN that the Southold Town Historic Preservation Commission sets a
public hearing regarding the application of Pat and Kevin Brogan. Request for a Certificate of
Appropriateness under Section 170-7 (b) of the Southold Town Code, concerning"as built"
"under construction" additions and alterations to a registered landmark structure at 2595 Village
Lane, Orient, SCTM—24.-1-21 at 3:30 p.m. on Tuesday, March 21, 2017.in the Southold Town
Hall Annex, second floor conference room.
The Historic Preservation will hear all persons, or their representatives, desiring to be heard
and/or desiring to submit written statements before the conclusion of the hearing. The file is

Remove existing siding to repair sill, studs and sheathing as needed.
Put the existing siding back in place and replace only those pieces
damaged with new bevel cedar siding to match existing.
Paint siding the same color as existing.
Replace existing 30'XW' half glass fiberglass door to kitchen with new door to
match. Paint white to match existing door.
Replace Anderson white vinyl windows with new as shown on plans. Trim to be
re-used or replaced with new trim to match existing. All trim to be painted to
match existing.
Interior renovations as per plans and elevations included with application. No
change to use or number of rooms is proposed.
