Located: 975 Hillcrest Drive North, Orient. SCTM# 1000-13-2-8.21 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP provided the following is required: 1. To further Policy 6.3 require the establishment of a vegetated buffer landward of the top of bluff. The vegetated buffer should include the existing vegetation. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. A proposed action will be evaluated as to its si nig ficant beneficial and adverse effects upon the coastal area (which includes all of Southold Town). If any question in Section C on this form is answered "yes" or "no", then the proposed action will affect the achievement of the LWRP policy standards and conditions contained in the consistency review law. Thus each answer must be explained in detail listing both supporting and-non- supporting facts. If an action cannot be certified as consistent with the LWRP policy st ards and conditions, it shall not be undertaken. The environmental impact of the project will be limited to the temporary loss/disturbance of bluff soils and vegetation at and immediately adjacent to the site of construction. As the stairway is designed to be elevated at least 3' -4'above grade to allow vegetation to continue to survive beneath it;and the site plan incorporates the restoration and revegetation of disturbed areas adjacent to the stairway with native vegetation at the conclusion of construction,the project is designed to have no significant adverse impacts on the bluff,beach,or waters of Long Island Sound and will thus be consistent with Policy 6.
