BARGAIN & SALE DEED WITH COVENANT AGAINST GRANTOR'S ACTS
THIS INDENTURE, made the 22"d day of October, 2018, between JOHN R. JEFFREY,
JR. & MARY F. JEFFREY, husband and wife, both residing at 55 Grandview Circle, Manhasset,
NY 11030 ("Grantor"), and CHARLES G. PARDEE, residing at 109 N. Rhett Street, Southport,
NC 28461
WITNESSETH, that Grantor, in consideration of TEN and 001100 ($10.00) DOLLARS
paid by the second part, does hereby grant and release unto Grantee and the heirs, executors,
administrators, legal representatives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Laurel, Town of Southold, County of Suffolk and
State of New York, being more particularly described in Exhibit A attached hereto and made a
part hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever.
Being and intended to be the same premises described in a deed made by Richard
Kirikian and Maryann A. Kirikian, his wife, and recorded in the Suffolk County Clerk's Office
on August 13, 2009, under Liber 12596, page 626.
Said premises is not located in an agricultural district.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.
Said premises is known as and by street address 6760 Peconic Bay Blvd., Laurel, NY and
on the Suffolk County Tax Map as District 1000, Section 126.00, Block 11.00, Lot 003.001.

All that certain plot, piece or parcel of land, situate, lying and being at Laurel, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Peconic Bay Boulevard said point being the division line-between land now
or formerly of Nintzel and the easterly line of herein described premises and from said paint or place of beginning;
RUNNING THENCE southerly along said land South 20 degrees 50 minutes 00 seconds East, 318.00 feet to the high
water mark of Great Peconic Bay;
THENCE along said high water mark of Great Peconic Bay, South 36 degrees 10 minutes 12 seconds West, 115.52 feet
to the westerly side of a right of way;
THENCE northerly along the said right of way North 21 degrees 39 minutes 20 seconds West, 342.93 feet to the southerly
line of Peconic Bay Boulevard; -
THENCE along the southerly side of Peconic Bay Boulevard, North 48 degrees 23 minutes 50 seconds East, 108.87 feet
to the point or place of BEGINNING.
