erected,situate,lying and being at Fishers Island,in the Town of Southold,County of Suffolk,
State of New York,being bounded and described as follows:
BEGINNING at a monument on the northeasterly line of Reservoir Road,said monument being
622.24 feet North of a point which is 5478.72 feet west of a monument marking the United
States Coast and Geodetic Survey Triangulation Station"PROS"and thence running along said
road line North 59 degrees 13 minutes West 129.10 feet;running thence North 54 degrees 30
minutes East 305.70 feet to an iron pipe;thence South 26 degrees 57 minutes East 147.60 feet to
a monument;thence South 62 degrees 21 minutes West 233.90 feet to the point of beginning.
Containing 0.71 acres,more or less,and being the same premises described on a survey,dated
September 1964 made by Chandler& Palmer.
TOGETHER with the right to use in common with Race Point and others Winthrop Drive(50
feet in width). Reservoir Road(50 feet in width),Equestrian Avenue and other private roads of
