He explained that the house would have to be torn down, due to its existing condition, and rebuilt with new additions and alterations. o Mr. Cook explained that a number of zoning variances would be needed for the project and that he would like to have a public hearing with the HPC prior to a public hearing with the ZBA. o Chairman Garretson expressed concern that there may be a larger than usual turnout for the meeting because of the proposal to tear down the house and suggested that the meeting be held in town hall. Damon Rallis said that they he would investigate options once the hearing is scheduled. In the meantime, it was suggested that Mr. Cook file his application with the building department to start the process for both HPC and ZBA. It was also suggested that Mr. Cook return for another conference at the July regular meeting. o Chairman Garretson asked Mr. Cook to create a 3-D model or streetscape so that the commission could consider the new dwelling in relation to other structures on the street. Pre-Submission Conference  Stacy Marshall Paetzel, landscape architect for 1180 Navy Street, Orient (SCTM# 1000-25.-4-4); construction of an accessory pergola and wood fence on a landmarked property. o Ms. Paetzel presented commissioners with drawings for both the pergola and proposed fence. o Commissioners agreed to visit the property on their own ahead of the July meeting when a public hearing would be held. New Business  The owners of the Orient Country Store asked to be heard regarding the need to replace the roof on the Country Store which is within the historic district on the town’s registry of historic landmarks. o Because the proposed work is “in-kind”, commissioners agreed that the project would be exempt and that the owners could move forward. The meeting was adjourned unanimously on a motion by Commissioner Grathwohl, seconded by Commissioner Harper.
