Southold Towm Boara of Appeals
After investigation and inspection the Board finds that
applicant requests a special exceptoon to use premises and operate
a commercial storage building on the south side of Corwin Street,
Greenport, New York. The property is near the Incorporated
Village of Greenport bounded on the north by Corwin Street, east
by Seventh Street, south by the Long Island Railroad; and west by
Eighth Street. The special exception is requested because of the
recent amendment of the Zoning Ordinance which makes the wholesale
storage and warehousing use to which the structure on the premises
Is and has been put for more than fifty years a non-conforming use.
The property is on a railroad siding and is an ideal location for
this type of use; it has been used for storage since right after
World War I. The Board agrees with the reasoning of the applicant.
The Board finds that the public convenience and welfare and
justice will be served and the legally established or permitted
use of neighborhood property and adjoining use districts will
not be permanently or substantially injured and the spirit of
the Ordinance will be observed.
THEREFORE IT WAS RESOLVED Thomas and Virginia Jernick,
Shelter Island, New York, be GRANTED permission to use premises
and operate a commercial sterage °building. Location of property:
south side of Corwin Street, Greenport, New York.

THE SPECIAL EXCEPTION IS REQUESTED BECAUSE -
As a result of the recent amendment of the zoning ordinances the whole-
sale storage and warehousing use to which the structure on the premises
is and has been put is now a non-conforming use in that a special exception
is required. The property is near the Incorporated Village of Greenport
bounded on the North by Corwin Street, East by Seventh Street, South by
the Long Island Railroad and West by Eighth Street (sketch attached). The
use to which it has been put since before any zoning ordinance was enacted
in the Town has been the same or similar to the use to which it has been
put during the time there has been a zoning ordinance. The property is
presently being used for wholesale storage and warehousing and will
continue to be used for such a use under the prospective ownership of
persons who will rent it to the East End Supply Company, Inc. It is
submitted that inasmuch as (considering the railroad right-of-way as a
street) the property embraces an entire block and since the premises
enjoyed a legal use for so many years, the application should be granted.

not mentioned in my application that my daughter owns all of
this property to the south and also to the west. The sketch only
shows part of the plot. I own 200' in depth. Formerly this was
one big plot. I acquired this in 1957. Many of the lots in this
area are narrow.
