Boa~d finds that it is a reasonable division of property and agrees
with t~e reasoning ef the applicant.
The Beard finds that strict application of the Ordinance will
produce practical difficulties er unnecessary hardship; the hardship
created is unique and would not be shared by all properties alike
in the immediate vicinity of this property and in the same use
district; and the variance does observe the spirit of the Ordinance
