1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because Lots Number 3 and 4 of the minor sub-division have
been sold and any rezoning of the remaining Lots would be impractical.
2. The hardshio created is UNIQUE and is not shored by all properties alike in the immediate
vicinity of this property and in this use district because there are no other minor
sub-divisions of this nature in the immediate vicinity.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER oF THE DISTRICT because i1: ~'$ eontemplaled that one £amil¥ homes
