party of the first part, and
MAIN & CENTRAL REALTY LLC, whose address is 2760 Yennecott Drive, Southold, New

party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Incorporated Village
of Greenport, Town of Southold, County of Suffolk, and State of New York, bounded and
described as follows:
BEGINNING at the corner formed by the intersection of the easterly side of Main Street and the
northerly side of Central Avenue;
RUNNING THENCE along said easterly line of Main Street, North 07 degrees 04 minutes 10
seconds West, 113.00 feet to land of Bible Baptist Church;
THENCE along said land of the Bible Baptist Church and along land now or formerly of
Sinclair, Melvin and Hulse, North 82 degrees 37 minutes 40 seconds East, 165.77 feet to the
westerly side of Carpenter Street;
THENCE along the westerly line of Carpenter Street, South 06 degrees 55 minutes 10 seconds
East, 93.00 feet to the northerly side of Central Avenue;
THENCE along said northerly line of Central Avenue, South 75 degrees 44 minutes 20 seconds
West, 166.86 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated March 17, 1993, and recorded May 18, 1993, in the Office of the Suffolk County
Clerk in Liber 11629, Page 572 and Liber 11629, Page 573, and by deed dated June 12, 1995,
and recorded June 22, 1995, in the Office of the Suffolk County Clerk in Liber 11730, Page 307.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
