The Board is respectfully urged to,deny the soeclal exception
to the Zoning Ordinance requested by Bayview Development
Corporation on the following grounds:
The very spirit abd purpose of the Zoning
Ordinance wo~ld be violated if the exception
were granted. Indeed, the usefulness of the
existence of the Ordinance itself comes into
question if exceptions of this ~ind are to be
granted.
~he proposed buildings and the use to be ~ade
of them, if constr~cted, wo~ld have a detrimental
effect ~pon the ecology amd environment of this
area·
The people of Southold, speciflcslly those
in the area of Corey Creek, have chosen fthis
as a place to live heca~se of the quiet beauty
of the surrounding land and water. The interests
and welfare of these people mi]st be placed above
the pecuniary interests of the Bayview Develop-
merit Corporation.

With perhaps one-fourth to one-third of the~ acres
available being filled land and another sizeable fraction
zoned R (unavailable for multiple dwelling), the density re-
quested is unreasonable. Necessary roads or drives, plus
required bulk parking areas as set forth in the Zoning Ordinance,
further reduce the acreagQ.
Mooring facilities for boats and houseboats will produce
more pollution and a possible health hazard.
The League of Women Voters strongly recommends a~ainst

Bayview Development Corporation
We should like to comment on the application of the Bayview
Development Corporation being held tonight.
There is a need for some multiple dwellings in the Town of
Southold, particularly for younger people and retired people,
in a moderate price range.
The siting of such developments is of prime concern, and
must take into consideration the following factorss
1. The water supply must be proven to be sufficient.
Wells needed to provide such water must b~e located
as to entirely prevent even the possibility of
salt water intrusion.
The septic tank and cesspool system, in the absence
of proper sewers, must be so located as to reduce
to zero the possibility of leaching into either the
fresh water supply or a creek or other salt water
body.
4. The possible effect on our school population must
be considered.

Attention must be given both to the traffic patterns
engendered by multiple housing units and to the
proximity of public transportation and shopping
facilities.
The property under consideration seems to us to be most
unsuitable for the projected ~6~or so apartment units. The pro-
posed complex is incongruous with the site itself as well as
with its surroundings.
The fresh water supply in any low-lying waterfront property
is precarious at best. Any area, such as this, where dredging
and filling have been done, is more than normally vulnerable.
The natural slope of the property from the road to Corey Creek
increases the possibility of seepage from the tanks into both
the fresh water supply and the creek's waters.
