BARGAIN and SALE DEED, with Covenant against Grantor's Acts
THIS INDENTURE, made as of June S-, 2018 between ALAN JOHN LANGENUS as
owner, having an address at 600 North Oakwood Road, Laurel, New York 11948, (hereinafter
referred to as "Grantor"), and Alan J. Langenus and Susan Pomroy as Trustees of the ALAN
JOHN LANGENUS REVOCABLE TRUST U/A DATED June 5, 2018, (hereinafter referred to
as "Grantees"), having an address at 600 North Oakwood Road, Laurel, New York 11948.
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant,
bargain, sell and convey unto Grantees and his successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being located in the Town of Southold, Village or Hamlet of
Laurel, Suffolk County, New York, and more particularly bounded and more particularly
described in Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and
roads abutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and his
Joao successors and assigns forever.
Sea Grantor is the owner of said premises. Said premises is not located in an agricultural
district.
Grantor acquired premises with his wife Susan G. Langenus (pre-deceased) as Tenants by
Blk: the Entirety by deed dated May 20, 1994 recorded on June 7, 1994 in Book 11679 at page 892.
Grantor covenants that he is seized of said premises in fee simple, and has good right and
title to convey the same; that Grantees shall quietly enjoy said premises; that said premises are
Lot: free from encumbrances, except as set forth in Exhibit A; that Grantor will execute or procure
00o any further necessary assurance of the title of said premises; and that Grantor shall forever
warrant the title of said premises.

Grantor, in compliance with Section 13 of the Lien Law, covenants that he has received
the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement before using
any part of the total of the same for any other purpose.
