1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because appllcantii wish to divide the allbject premisea into two
parcels with each having less than 40, 000 sq. feet. The IIl1bject prem.-ea
is extremely long.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because other parcel aloBI Peconic Bay
Blvd. have been so divided.
3. The Variance wauld observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because other parcel along Pem nlc Bay Blvd have
been 80 divided and the granting of the variance wollld be in keeping with the
general Jevelopment of the area and comrr.llnlty.
