After investigation and inspection the Board finds that
applicant requests permission to set off lot with less than
required area on premises located on a Private Road on the east
side of Main Road, Mattituck, New York. The Board agrees with
the reasoning of the applicant that a large majority of the lots
in the surrounding area are smaller than the lot in question.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity, of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of the
Ordinance .
THEREFORE IT WAS RESOLVED Leslie. Alger, 95 Vernon Street,
Warren, R. I. , be GRANTED permission to set off lot with less
than required area on premises located on a Private Road on the
east side of Main Road, Mattituck, New York, as applied for..

is requested for the reason that petitioner has contracted to purchase parcel of land on
a Right-of-Way, part of which is contiguous to other land of the seller.

REASON FOR APPEAL Continued •
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because The large majority of lots in the surrounding area aresmaller
than the lot in question. A portion of the seller's property fronts on the
Main "Road and a house has been erected upon it. The portion offered for sale
approximately a half acre can be separated and unless another dwelling is erected
upon it, same will become useless. The parcel in question has been in single
and seperate ownship.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because when divided the parcel in question
will exceed the present requirement for width and have an area greater than a
majority of the surrounding lots.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because granting the variance will not adversely affect
the public safety, health or w s �p

surrounding property.
