THIS INDENTURE, made the 23`d day of February, 2018 between Susan Rozenbaurn,
residing at 100 Greenway Terrance, Forest Hills, New York 11375 (the "Grantor"), and Y EAST
MARION LLC, a New York limited liability company, with an address of 535 Dean Street, Suite
124, Brooklyn,New York 11217 (the "Grantee").
WITNESSETH,that Grantor, in consideration of One and 00/100 Dollars($1.00)and other
good and valuable consideration paid by the Grantee,does hereby grant and release unto the Grantee,
the heirs or successors ad assigns of the Grantee, forever:
ALL THAT CERTAIN plot, piece or parcel of land, with buildings and improvements
thereon erected, situate, lying and being in East Marion, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
See Schedule "A"attached hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the Grantor and to any streets and roads
abutting the above desribed premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
presmies;
TO HAVE AND TO HOLD the same unto the Grantee and the heirs or successors and assigns
of the Grantee forever.
The Grantor covenants that Grantor has not done or suffered anything whereby the said premises
has been encumbered in any way whatever, except as aforesaid.
The Grantor, in compliance with Section 13 of the Lien Law of the State of New York, covenants
that the Grantor will receive the consideration for the conveyance and will hold the right to receive
such consideration as a trust fund for the purpose of paying the cost of the improvement and will
apply the same to the payment of the cost of the improvements before using any part of the same
for any other purpose.
The term "Grantor"and "Grantee" shall be read as"Grantors"and"Grantees"whenever the sense
of this deed so requires.
