and therefore, it was further determined that the requested variance ( ) be granted ( ) be deuled and
that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed.
After investigation and inspection the ~ea~d finds
that applicant requests permission to reduce frontage of
lot, Lot # 196, Map of Nassau Point, Old Cove Road,
Cutchogue, New York.. The findings of the Board a~e that
applicant owns three adjoining lots and proposes to
build a Cape Cod house on the center lot, which is Lot
# 197, and in order to accommodate the house is providing
himself with an additional pie-shaped area, which is
0 at the westerly line and is 20 feet at the easterly line
of Lot # 196 on Old Cove Road. The additional pie-shaped
area will be added to # 197 and taken from # 196. This
will tend to equalize the size of the three iota owned by
Mr. Sarnowski and excepted under the Ordinance.
The Board finds that strict application of the
Ordinance would produce p~ac~ieal difficulties or
-ennecessary kar~shipl tke' hardship created is unique
and would net be shared by all properties alike in the
i~maediate :v~cini~y of this property and in the sa~e use
district! and the variamce will not change :the character
of the neighborhood, and will,obaer~ve the spirit of the
Ordinance. ·

a. This application must be completely filled in by typewriter orr. in ink and submitted in triplicate to the Building
Inspector, With 3 sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan ~howing location of lot and of buildings on premises, relationship to adjoining premises or public streets o~
areas, and giving a detailed description of layout ofproperty must be drawn on the diagram which is part of this application.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this. application, the Building Inspector will issue a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in pa rt for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.

west. The primly reason for this is that Lot 197
is so beautif~ly situated for construction of %he

195 ~d the road. My wife's preference is 197 because
it gives us a be~=er view. The house we propose to build
is 78 feet overall. We c~'t build on 197 with the
present d~ensions because o~ setback proposes 75 feet.
As you see, the lines r~n in pie-shaped form so as we
go in a westerly direction we diminish. We propose a
setback of 75 feet: that gives us about 24 fee% %o allow
for side l~e setbacks, i went down there ~oday with
my wife ~d meas~ed it. We feel the ide~ setback wo~d
