The findings of the Board are that the applicant has an unusual hard- ship. The property is an undersized lot of approximately 7,000 sq. ft. and is a corner lot having two front yards. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance.
