2. VARIANCE. By resolution of the Board it was determined that
(a) Strict application of the Ordinance (would) (would not) produce practical difficulties

and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and
that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed.
After investigation and inspection the Board ~finds that
applicant requests permission,to :divide property into two leto,
Lot #87, Captain Kidd Estates, Inlet Drive, Mattituck. The
findings of the Board are that the let is much smaller than
the size required by ~he Zoning Ordinance, and that to divide
it would create a situation that would open up further requests
for division of undersized lots. The Board does not feel that
this hardship is unique as it ie shared by all residents of the
Town ef Scuthold. Many of the lots in the iw~ediate area are
larger than the lot under application.
The Board finds that strict application of the Ordinance
would not produce practical difficulties or unnecessary
hardship! the hardship created is not unique and would be
shared by all properties alike in the iw~ediate vicinity of
this property and in the same use districtl and the variance
will change the character of ~he neighborhood, .~nd will net
observe the spirit of the Ordxnanoe. '~ ,,
