Enclosed please find the LEGAL NOTICE issued by the Southold Town Zoning Board of
Appeals.
David and Diane Nelson, the owners of the seasonal cottage #24 at Breezy Shores are
applying for a variance to construct a 13 SF addition and raise the cottage +/- 24' to comply
with FEMA flood plain requirements, please refer-to the attached site plan.

PUBLIC HEARING
NOTICE IS HEREBY GIVEN, pursuant to Section 267 of the Town Law and Town Code
Chapter 280 (Zoning), Town of Southold, the following public hearing will be held by the
SOUTHOLD TOWN ZONING BOARD OF APPEALS at the Town Hall, 53095 Main Road,
Southold, New York 11971-0959, on THURSDAY, DECEMBER 6, 2018.
1:15 P.M. - DAVID AND DIANE NELSON #7223 — Request for a Variance from Article XXI11,
Section 280-123 and the Building Inspector's June 25, 2018, Notice of Disapproval based
on an application for a building permit to make additions and alterations to an existing
seasdnal cottage, at; 1) a non-conforming building containing a non-conforming use
shall not be enlarged, reconstructed, structurally altered or moved, unless such building
is changed to a conforming use; at: 65490 Route 25, (aka Sage Boulevard, Breezy Shores
Cottage#24, Adj. to Shelter Island Sound) Greenport, NY. SCTM#1000-53-5-12.6.
The Board of Appeals will hear all persons, or their representatives, desiring to be heard
at each hearing, and/or desiring to submit written statements before the conclusion of
each hearing. Each hearing will not start earlier than designated above. Files are
available for review during regular business hours and prior to the day of the hearing. If
