If you have any questions please call me at 298-1986. Yours truly, fit NEW, coy FO 051 4 E C E OWE MAR 10 2009 BLDG.DEPT. TOWN OF SOUTHOLD Condon Engineering, P.C. The purpose of the visit was to inspect the lintels supporting the masonry at the fireplace. The following is a report of the findings of that inspection and recommendations. The chimney has three openings and the masonry above these openings are supported by steel angle'lin'tels. The largest opening is in a wall above the prefabricated firebox where the span is approximately 8 feet. The lintel at this location is a`3 inch by 4 inch by Y4"thick angle. The 3 inch leg is vertically oriented and the 4 inch leg is horizontally oriented and the 4 inch thick masonry is_ bearing on the horizontal leg. The lintel was found to be noticeably deflected. The amount of deflection was not measured since it was not possible to access the ends of the lintel due to masonry walls that were installed perpendicular and below the lintel. A structural analysis of the existing lintel was performed to determine its adequacy and conformance with masonry standards. The deflection standards for lintels can be found in the American Concrete Institute (ACI) standard ACI 530-1.10.1, which states that deflection of lintels, shall not exceed U600 where L is the opening below the lintel. In our case the opening is 8 feet and,8 fQet/600 is 0.16". The maximum deflection is therefore 0.16"which is a little more than The structural analysis of the existing installation assumed two load scenarios, empty 4 inch blocks and fully grouted blocks. It is likely that the load from the masonry is somewhere between these two scenarios. The analysis found the deflection of the existing lintel in its current orientation to be 0.1912 inches and 0.2646 inches, empty versus fully grouted which exceeds the maximum deflection standard of 0.16 inches. Based on this analysis the existing lintel with its current orientation is inadequate and does not meet ACI standards. Had this-lintel been installed with the 4 inch leg in the vertical position the deflection would have been 0.091 and 0.126 inches which would have met the ACI deflection standards. It is recommended that the lintel be removed and replaced with a 4 inch by 4 inch x%inch thick angle. A structural analysis of this size lintel found the deflection to be 0.084 and 0.1182 inches, which meets the ACI deflection limits. The longer horizontal leg will also provide additional lateral support the lintel and the wall above. Inspection of the other two lintels found there to be no noticeable deflection and given the relatively small amount of masonry above these lintels and the shorter spans the lintels appear to be-adequate and do not have to be changed. If you have any questions regarding this report and its recommendations please call me at 298- 1986. Yours truly, Condon, P.E NES 0 0 RaFESS14N' Nigel Robert Williamson Architect P.O. Box 1758 Southold, NY 11971 D u Phone 631.834.9740 Vim- Lem August 5,2018 AUG — 9 2018 BVMDVG DRff. Mr. aN Mrs ®;'?Yc'I7 ony Road, Southold, N.Y. S.C.T.M. 1000-52-5-60.2 This report is done pursuant to a request by the Southold building department for a certification for the framing. Two strapping inspections were completed on the 11/03/08 and 11/06/08 respectively. No framing inspection was completed. The original architectural drawings for the proposed two story addition to an existing two story frame house were completed by Louise A. Agnes R.A., 162 Laurel Avenue, Northport, N.Y 11768. Project No. 0804 dated 8/12/08. First Floor: i The first floor framing is visible from the basement. The original submitted drawings by Louise A. Agnes R.A., under the living room called for 11%TA Pro 560 floor joists. @ 16" o.c. These joists were substituted for Boise Cascade 117/8" D 90s 2.0 which span 23'-2" and have a listed total span of 23'-3" at L/480 and 26'-10" at L/360 (minimum building code) in the Boise Cascade residential floor span tables which are attached. The same size joists and call number are used under the dining room/kitchen area with a 16'-4" span. These too comply with the span requirements: The girder between the living room and dinning room/kitchen was enclosed with gypsum board and no destructive testing took place. There are no visible signs of cracking, or defection. Second Floor: The second floor framing has gypsum board to underside and a finished wood floor to the top side. No destructive testing was performed on the gypsum board ceiling. The first floor to second floor height is 10'-5 5/8" and the first floor to the ceiling over is 8'-11 W. The floor joist was calculated at 16". Based on observation there are no visible signs of cracking in the gypsum board or deflection in the floor itself and ten years of habitation of the structure with loading would suggest that the floor joists are adequate for purpose. The second floor-ceiling was finished in gypsum board. The second floor ceiling joists are visible from the attic area. The construction with reference to size and space are in compliance with the documents by Louise A. Agnes R. A. Roof: The roof construction was visible from the attic area. The original submitted drawings by Louise A. Agnes R. A. call for 2"x 12" roof rafters at 16" o.c., both on the main structure and the two reverse gables with 1 W x 14" LVL microlam ridges. The roof structure as existing consists of 1%"x 14" LVL microlam ridges on the main structure and the two reverse gables. There are 2"x 12" roof rafters #2 or better at 16" o.c. The grade stamp was visible on a few roof rafters. On the main roof structure there are 2"x 6" collar ties and 2"x 4" collar ties on the reverse gables. Based on measurements, manufactures stamp for Boise Cascade BCI joist series and manufacture's stamp for grade of dimensional lumber on the elements and the manufacture's residential floor span tables. It is my professional opinion that they meet or exceed the N.Y.S International Residential Code. The floor span tables for both Trus joist TJI and Boise Cascade are attached and highlighted for both the original call out on the drawings and the actual installed elements, which are comparable. The exterior walls are 2"x 6" with interior walls 2"x 4". A room by room observation was completed and there were no visible signs or cracking or settling on any of the main surfaces, intersection of walls or ceilings or any tiled areas in the bathroom. Lack of proper bracing during construction can result in serious accidents.Observe the following guidelines. 1. All blocking, hangers, rim boards, and rim joists at the end supports of the TJI® joists must be completely installed and properly nailed. DO NOT walk onjoists until braced INJURYMAYRESULT 2. Lateral strength, like a braced end wall or an existing deck, must be established at the ends of the bay. This can also be accomplished by a temporary or permanent deck(sheathing)fastened to the first 4 feet of joists at the end of the bay. -3. Safety bracing of N(minimum)must be nailed to a braced end wall or sheathed area(as in note 2)and to each joist.Without this bracing, buckling sideways or 00 NOTslack building materials on unsheathed rollover is highly probable under light construction loads—such as a worker or one joists.Stack only over beams or walls layer of unnailed sheathing. 4. Sheathing must be completely attached to each TJI0 joist before additional loads can be placed on thesystern. 5. Ends of cantilevers require safety bracing on both the topandbottom flanges. DO NOT walk on joists that are lying flat. 6. The flanges must remain straight within a tolerance of'Y from true alignment.
