BEING AND INTENDED TO BE the undivided eight and one-third percent(81/3%)interest ofthe party of the first
part in the same premises in which such undivided eight and one-third percent(8 113%)interest was acquired by
the party of the first part by deed,dated December 2,2016 and recorded in the Office of the Suffolk County Clerk
on May 2,2017 in'Liber 12910 page 919.
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust

ALL that tract or parcel of land situate on Fishers Island in the Town of Southold, County of Suffolk, State of New York,
bounded and described as follows:
BEGINNING at an iron pipe set in the Westerly line of Bell Hill Avenue, marking the Northeast corner of premises
conveyed to William D. Gaillard, Jr, by deed dated January 1, 1972, and recorded in the Suffolk County Clerk's Office in
Liber 7301 of Deeds at Page 20, which said pipe is located 2688.33 feet North of a point which is 2891.10 feet West of a
monument marking the USCGS Triangulation Station "PROS";
RUNNING THENCE along the Northerly and Westerly line of the William D. Gaillard, Jr. premises the following three
courses and distances:
1.NORTH 80 degrees 15 minutes 25 seconds West, 102.5 feet to a pipe;
2. SOUTH 22 degrees 19 minutes 44 seconds West, 85.5 feet to a monument, and;
3. SOUTH 0 degrees 49 minutes 26 seconds East, 104.26 feet to a monument;
THENCE running along the North line of premises conveyed to John Planten Gaillard by deed dated January 1, 1972, and
recorded in said Clerk's Office in Book 7301 of Deeds at page 33,the following two courses and distances:
I. SOUTH 87 degrees 02 minutes 19 seconds West, 352.32 feet to a monument, and;

RUNNING THENCE following the meanders of the shore line of Little Hay Harbor,the following two courses

of Carter;
THENCE leaving the lake shore and running Easterly along a Southerly line of said former Carter lands, the following
three courses:

2.NORTH 81 degrees 39 minutes 53 seconds East,453.0 feet to an old monument; and
3. SOUTH 80 degrees 15 minutes 25 seconds East, 91.29 feet to an old monument set in the Westerly line of Bell Hill
Avenue; and
THENCE along the Westerly line of said avenue the following two courses:
1. SOUTH 33 degrees 32 minutes 45 seconds West, I7.27 feet to an old monument;and
2. SOUTH 4 degrees 48 minutes 10 seconds West, 14.24 feet to the place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
