11971, party of the first part, and
John J. Abele,of 2555 Youngs Avenue, Southold,New York 11971, party of the second part:
WITNESSETH, that the party of the first part, in consideration of one dollar and other good and
valuable consideration, lawful money of the United States, paid by the party of the second part, does hereby grant
and release unto the party of the second part,the heirs or successor and assigns of the party of the second part
forever,
All that certain condominium unit, more fully described in Schedule A hereto, designated as Unit 11E in the
building known by the street address 2555 Youngs Avenue, Southold, the County of Suffolk, and the State of
New York, in the condominium known as Founders Village(the "Condominium"), TOGETHER with the
percent interest in the common elements of the Condominium allocated to the Unit,as described in the
declaration recorded on February 2, 1987 in the Office of the Clerk of Suffolk County at, TOGETHER with all
right,title and interest, if any of Grantor in and to any streets and roads abutting said premises to the center lines
thereof, TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said premises,
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated July
23,2009, and recorded on August 5, 2009, Liber/300012595 Page 596;
SUBJECT TO A LIFE ESTATE IN THE ABOVE CONVEYED PREMISES HEREIN RETAINED BY
THE GRANTOR, PAMELA E. ABELE FOR AND DURING HER NATURAL LIFETIME.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever. And the party of the first part covenants that he has

the party of the first part/grantor will receive the consideration for this conveyance and will hold the right to
