BETWEEN
WALTER J. KRUPSKI,JR., as Executor under the Last Will and Testament of Helen C. Krupski,
who died a resident of Suffolk County on December 1,2017(Surrogate's File No.2018-1223), Helen
C. Krupski having been the surviving tenant by the entirety of Walter J. Krupski,who died a
resident of Suffolk County on May 4,2017(Surrogate's File No. 2017-2634), having an address of
315 Pat Lane, Mattituck, New York 11952, party of the first part; and
CECILIA ANN KRUPSKI, residing at 70 Fawn Lane, Cutchogue, New York, 11935, party of the second
part,
WITNESSETH,that the party of the first part, in consideration of Ten and 00/100--($10.00)---Dollars, and
to effect the distribution of the decedent's estate,and other good and valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being at or near Peconic,Town of Southold,County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the easterly line of Bridge Lane at the northwest corner of the premises herein
described, and the southwest corner of land now or formerly of Bokina; running thence along said land
North 52 degrees 22 minutes 00 seconds East 292.20 feet; thence along other lands of the parties of the
first part two courses and distances as follows: (1)South 44 degrees 00 minutes 30 seconds East,300
feet; and(2)South 52 degrees 22 minutes 00 seconds West,292.20 feet to the easterly line of Bridge
Lane; running thence along said line North 44 degrees 00 minutes 30 seconds West, 300.00 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Walter J. Krupski and Helen C. Krupski
by deed dated January 28, 1975, recorded in Liber 7791 page 561
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.The word"party"
shall be construed as if it read"parties"when ever the sense of this indenture so requires.
