Fisherman's Beach Road, Cutchogue, NY 11935, parties of the first part, and ROGER s
CHUDZIK and ELLEN DARION,husband and wife,with a mailing address of 32 Harold Street,
Apt. 2, Medford, MA 02155-5232, parties of the second part.
WITNESSETH
That the party of the first part, in consideration of one and 001100 ($1.00) Dollar, lawful
money of the United States, and other good and valuable consideration paid by the parties of the
second part, does herby grant and release unto the parties of the second part, their heirs or

Southold, County of Suffolk and State of New York, known and designated as Lot Number 21, on
a certain map entitled, "Map of Corey Creek Estate", which map was filed in the Suffolk County
Clerk's Office on August 15, 1967 as Map Number 4923;
BEGINNING at a point in the Easterly side of Corey Creek Lane distant 557.78 feet
Southerly as measured along the Easterly side of Corey Creek Lane from the intersection of the
Southerly side of Main Bayview Road with the Easterly side of Corey Creek Lane and from said
point or place of beginning;
RUNNING THENCE North 83 degrees 21 minutes 30 seconds East, 236.02 feet to land
now or formerly of Kaplan;
THENCE along said lands, South 8 degrees 29 minutes 30 seconds East, 10532 feet to the
division line of Lots 21 and 22;
THENCE along said division line, South 85 degrees 03 minutes 40 seconds West, 223.10
feet to the Easterly side of Corey Creek Lane;
THENCE Northerly along the Easterly side of Corey Creek Lane, North 16 degrees 05
minutes 10 seconds West, 100.00 feet to the point or place of BEGINNING.

TOGETHER with all right title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate rights of the party of the first part

parties of the second part, the heirs or successors and assigns of the parties of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
