A ~'~'~ ZONING BOARD OF APPEALS
After investigation and inspection the Board finds that
applicant requests permission to divide lot with insufficient
width and area on the south side of Equestrian Avenue, Fishers
Island, New York. The findings of the Board are that applicant
has unusual topographical difficulties and the proposed division
will not change the character of the neighborhood. The area
will remain unmhanged after this division which is basically
to put a house on each lot.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not
change the character of the neighborhood, and will observe
the spirit of the Ordinance.
THEREFORE IT WAS RESOLVED, Tony Stefanini, Equestrian
Avenue, Fishers Island, New York, be GRANTED permission to '
divide lot with existing dwellings with insufficient width
and area on the south side of Equestrian Avenue, Fishers
Island, New York, as applied for.
Vote of the Board: Ayes:- Messrs: Gillispie, Bergen,
Grigonis, Hulse.

1. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficulti~ orunn~es-
san HARDSHIPb~ause the dwellings have existed for more than
20 years, sale of one is conditioned upon this application
being granted.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because, o~r struture~a, e-xisting
on land ef this application; topography is unique.
3. The Variance would obsewe the spirit ofthe O~inance and WOULD NOT CHANGE THE
CHARACTER OFTHE DISTRICT because dwellings exist and division of
lot as indicated on attache~ map is most practical
because of extreme contour of land.
