After investigation and inspection the Board finds that
applicant requests.permission~to construct addition to store
with insufficient rear yard, offstreet parking, etc. on property
located on the south side of Pike Street, east of Love Lane,
Mattituck. The findings of the Board are that the proposed
addition to store of 4,000 sq. ft. in area, plus 2,600 sq. ft.
of area for the existing building, will necessitate a parking
requirement of approximately 53 spaces which is easily
accommodated in the Mattituck Park District public parking lot,
and which, under this proposal, is contiguous to the hardware
store.
The Board finds that the existing building is on a corner
and requires no variance of setback from Pike Street. This
addition will continue the present setback of the old building.
Approximately two thirds of the area of the addition will be
used for sales and display.
The Board also finds that applicant proposes offstreet
facilities for the new expanded hardware store and will provide
offstreet loading and unloading facilities fgr t~ucks in the
50 foot side yard. ~f the adjoining p~opert~es to the south
should request permissio~to, use t'his right of way for offstreet
truck loading and unloading facilities, the Board~a~rees~ that
this use should, be-permitted. The applicant will have .a side
yard of approximately 50~feet,' which did not exist before, and
a 20 foot rear yard. The Board agrees with the reasoning of
the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not change
the character of the neighborhood, and will observe the spirit
of the Ordinance.
THEREFORE IT WAS RESOLVED, Henry E. Raynor, Jr. (Raynor-
Suter Hardware), 320 Love Lane, Mattituck, New York, be GRANTED
permission to construct addition to store with insufficient
rear yard, offstreet parking, etc. on property located on the
south side of Pike Street, Mattituck, New York, as applied for.

InspeCtor, with 3 sets of plans, accurate plot plan to scale. Fee according to schedule.

c. The work covered by this application may not be commenced before issuance of Duilding Permit.

Law Article 18 Sec. 803. (Disclosure of interest) I am
hereby submitting the following information with regard
to a variance for Raynor-Suter Hardware, on the Feb.
1974 meeting of your board.
I, Hnery E. Raynor Jr., am a part time employee of
the Town Of Southold, serving on ~he Southold Town ?lan-
nig Board. Alma T. Suter, is the spouse of Justice Martin
Suter serving on the Southold Town Board.
There is no one else having any interest in this
corporation that is in bhe employ of any municipal gov-
ernment body.
