After investigation and inspection the Board finds
that applicant is the owner of a lot which is presently
substandard, and in order to qualify for a two family
residence in a Residential District the applicant would
be required to have 80,000 sq. ft. of area. It is not
within the power of the Appeals Board to grant this
application.
The Board finds that strict application of the
Ordinance would not produce practical difficulties or
unnecessary hardship; the hardship created is not unique
and would be shared by all properties alike in the
immediate vicinity of this property and in the same use
district; and the variance will change the character of the
neighborhood, and will not observe -the spirit of the
Ordinance.
THEREFORE IT WAS RESOLVED, Norbert Rademacher, 1 Douglass
Terrace, Woodcliff Lake, N. J., be DENIED permission to rent
dwelling and reserve apartment for own use in "A" District
on the north side of Oak Avenue, Lot #'s 301, 302, 303,
Goose Bay Estates, Southold, as applied for.

in regard to lots #501,502,505, Goose Bay w. states, Southold,N.Y.
I am an owner and full time resident of Goose Bay Estates.
I believe that the char~ing of Zone A - single residence
to Zone B which permits two family residence should be rejected
for the following reasons.
1. Goose Bay ~states was mapped in 1954 before zoning
existed. The total area in this sub-division is only approximately
25 acres and the present zoning regulations would permit less than
25 single family houses.
2. At the present there are 68 separate parcels on the
tax rolls.
3. There are 55 houses of which most are used only during
the summer season.
4. There are 15 open parcels available to build on which
should be restricted to one-family residence in keeping with the
present character of the residence.
5. The roads are private and are sub-standard (20ft. 25 ft.
wide) and are ma.~ntained Dy some of the property o%~ners.
~. The plots are sub-standard - some only 60' x 120'
5000 sq. ft.
7. The present family density is much greater than now
considered aS the maximum needed to maintain pure water and proper
sewage disposal by cesspools.
8. The roads are restricted by their width and parking which
reduces the safety and access of fire equipment.
9. There are other houses that could be converted into
two-familY residence - one of them is my own.
10. ~f this variance is allowed there is a real possiblity
that this sort of request will occur again.
For these reasons I believe it is to the benefit to the
property owners of Goose Bay ~stateS for the area to remain as
