After investigation and inspection the Board finds that
applicant requests permission to construct private garage in
front yard area on premises located on the west side of Gardi~ers
Lane and the south side of Olearview Avenue West, Southold, New
York. The findings of the Board are that the applicant is the
owner of a corner lot with two front yards and also has a topo-
graphical hardship as a result of flooding from the Town drainage
area.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the sa~e use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of the
Ordinance.
THEREFORE IT WAS RESOLVED Gordon G. Bishop, 600 Clearview
Avenhe, 8outhold, New York, be GRANTED permission to construct
p~ivate garage in front yard area om the west side of Gardiners
La~e and the south side of Clearview Avenue West, 8outhold, New
'York, subject to the following conditions:

A regular meeting of the Southold Town Board of Appeals
was held at 7:30 P.M. (E.S.T.), Thursday, March 29, 1973, at
the Town Office, Main Road, Southold, New York.
There were present: Messrs: Robert W. Gillispie, Jr.,
Robert Bergen; Fred Hulse, Jr.; Serge Doyen, Jr.
Also present: Mr. Howard Terry, Building Inspector.
Absent: Mr. Charles Grigonis, Jr.
Chairman;
PUBLIC HEARi~G: Appeal No. 1740 7:30 P.M. (E.S.T.), upon
application of Gordon G. Bishop, 600 Clearview Avenue, Southold,
New York, for a variance in accordance with the Zoning Ordinance,
Article Iii, Section 300 Cb, and Section 302, for permission to
construct private garage in front yard area. Location of property:
west side Gardiners Lane and south side Clearview Avenue West,
Southold, bounded north by Clearview Avenue West; east by
Gardiners Lane; south by Dart; west by John M~lhall. Fee paid
$1 .oo.
The Chairman opened the hearing by reading the application
for a variance, legal notice of hearing, affidavit attesting to
its publication in the official newspapers, and notice to the
applioant.

THE CHAIRMAN: Is there anyone present who wishes to speak
for this application?
MR. GORDON G. BISHOP: I am here to speak for the application.
THE CHAIRMAN: Do you have a pond in back of you which
causes flooding? Is that tha Town disposal area?
MR. BISHOP: Yes.
THE CHAIRMAN: As I understand it you wish to place the
garage partly iu the front yard area on a dead-end street.
MR. BISHOP: Yes. I have a corner lot.
THE CHAIRMAN: Is there anyone present who wishe's to speak
against this application? ~
(There was no response.)
After investigation and~inspection the Board finds that
applicant requests permission to construct private garage in
front yard area on premises located on the west side of
Gardiners Lane and the south side of Clearview Avenue West,
~outhold, New York. The findings of the Board are that the
applicant is the owner of a corner lot with two front yards
and also has a topographical hardship as a result of flooding
from the Town drainage area.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
On motion by Mr. Bergen, seconded by Mm-. Doyen, it was
RESOLVED, Gordon G. Bishop, 600 Clearview Avenue, Southold,
New York, be GRANTED permission to construct private garage in
front yard area on the west side of Gardiners Lane and the south
side of CLearview Avenue West, Southold, New York, subject to the
following condition:
That applicant place garage no closer than 20 feet to
Gardiners Lane.
