After investigation and inspection the Board finds that
applicant requests permission to divide property with less
than required area and frontage, located on the south side of
South View Drive, Orient, New York. The Board finds that
there are lots in the vicinity of this property that are
smaller in size. The lot under consideration was purchased
in December 28, 1959 with the intention of dividing it into two
smaller lots. The Board agrees with the reasoning of the
applicant because after division the two lots will be larger
than many of the lots adjacent to or near this property.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship~
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district~ and the variance will not
change the character of the neighborhood, and will observe
the spirit of the Ordinance.
'THEREFORE iT WAS RESOLVED, Frank and Katharine Bondarchuk,
William.and Helen Keller, Orient, New York, be GRANTED permission
to divide property with less than required~area and frontage on
premises located on the south side of South View Drive, Orient,
New York, as applied for, subject to the following conditions:
