THIS INDENTURE, made the day of N4;,�r, 2017
BETWEEN BARBARA KUJAWSKI, residing at 175 Sound Avenue,
Mattituck, New York 11952 and AUDRA HART, formerly known as
AUDRA KUJAWSKI, residing at 80 Halliwell Drive, Stamford,
Connecticut 06902, Party of the First Part, and
BARBARA KUJAWSKI, residing at 175 Sound Avenue, Mattituck,
New York 11952, Party of the Second Part. .
WITNESSETH, that the Party of the First Part, in
consideration of Ten Dollars and other valuable
consideration paid by the Party of the Second Part, does
hereby grant and release unto the Party of the Second Part, '
the heirs or successors and assigns of the Party of the
Second Part forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being at Mattituck, in the Town of Southold, Suffolk
County, New York, being more particularly bounded and
described as follows:
BEGINNING at a monument on the northerly side of Sound
Avenue, which monument is distant North 81 degrees 50
minutes 00 seconds East 51.00 feet as measured along the
northerly side of Sound Avenue from a point where the
division line between the Town of Riverhead and the Town of
Southold intersects the northerly side of Sound Avenue;
RUNNING THENCE North 19 degrees 30 minutes 30 seconds
West along land of Long Island Lighting Company 154.64 feet
to a monument;
RUNNING THENCE through land of John Kujawski, Jr. and
Raymond Kujawski the following four courses and distances:
(1) North 56 degrees 13 minutes 00 seconds East 188.87
feet;
(2) South 38 degrees 00 minutes 00 seconds East 42.03
feet;
(3) Thence Southerly along the arc of a circle to the
right having a radius of 230.00 feet, a distance of 98.35
feet;
(4) Thence South 13 degrees 30 minutes 30 seconds East
104.40 feet to a monument on the Northerly side of Sound
Avenue,
RUNNING THENCE along the northerly side of Sound
Avenue;
RUNNING THENCE along the southerly side of Sound Avenue
the following two courses and distances:
1. South 84 degrees 00 minutes 00 seconds West 4.82
feet;
2. South 81 degrees 50 minutes 00 seconds West 195.18
feet to the point or place of BEGINNING.

BEING AND INTENDED TO BE the same premises conveyed to
the Grantors herein by a certain Deed made by Barbara
Kujawski, as Party of the. First Part to Barbara Kujawski as
to an undivided two-thirds (66 2/3o) percent interest and
Audra Kujawski as to an undivided one-third (33 1/3%)
percent interest as Tenants in Common.
This conveyance is made and accepted subject to an
indebtedness secured by a Mortgage upon the said premises
executed by Barbara Kujawski and Audra Kujawski, as
Mortgagors, to Bridgehampton National Bank, as Mortgagee
dated May 14, 2008 and recorded in the Suffolk County
Clerk's Office on July 2, 2008 in Liber 21726 of Mortgages
at Page 958 which Mortgage was in the original amount of
$220,000.00 and a Mortgage upon the said premises executed
by Barbara Kujawski and Audra Kujawski as Mortgagors to
Bridgehampton National Bank, as Mortgagee dated January 9,
2009 and recorded in the Suffolk County Clerk' s Office on
February 23, 2009 in Liber 21789 of Mortgages at Page 778
which Mortgage was in the original amount of $100,000.00 and
which two Mortgages were consolidated to form one joint lien
of $320,000.00 and the unpaid amount of said two
consolidated Mortgages is $320, 000. 00.
TOGETHER with all right, title and interest, if any, of the
Party of the First Part, in and to any streets and roads
abutting the above-described premises to the center line
thereof; TOGETHER with the appurtenances and all the estate
and rights of the Party of the First Part in and to said
premises. TO HAVE AND TO HOLD the premises herein granted
unto the Party of the Second Part, the heirs or successors
and assigns of the Party of the Second Part forever.
AND the Party of the First Part covenants that the Party of
the First Part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,
except as aforesaid.
AND the Party of the First Part, in compliance with Section
13 of the Lien Law, covenants that the Party of the First
Part will receive the consideration for this conveyance and
will hold the right to receive such consideration as a trust
fund to be applied for the purpose of paying the cost of the
improvement and will apply the same first to t-e payment of
the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "Party" shall be construed as if it read "Parties"
when ever the sense of this Indenture so requires.
IN WITNESS WHEREOF, the Party of the First Part has duly
executed this Deed the day and year first above written.
