WITNESSETH,that the party of the first part,in consideration often dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being at Bayview, near Southold, Town of Southold, County of Suffolk
and State of New York, known and designated as lot number eleven (11) on
a certain map entitled, "Map of Seawood Acres, Section One, situate at
Bayview, Town of Southold, Suffolk County, New York", surveyed January
19, 1956, by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport,
New York and filed in the Office of the Clerk of Suffolk County on the
26`h day of June 1956, as Map No. 2575, which said lot is more
particularly bounded and described according to said map as follows.
BEGINNING at an iron pipe set in the easterly side of Seawood Drive
distant 1072.30 feet southerly when measured along the easterly side of
Seawood Drive from the corner formed by the intersection of the easterly
side of Seawood Drive and the southerly side of North Bayview Road,
RUNNING THENCE South 64 degrees 04 minutes 20 seconds East 136.00 feet to
an iron pipe,
THENCE South 25 degrees 55 minutes 40 seconds West 100.00 feet thru a
monument to a monument,
THENCE North 64 degrees 04 minutes 20 seconds West 148.45 feet to a
monument and the easterly side of Seawood Drive,
THENCE North 33 degrees 01 minutes 30 seconds East along the easterly
side of Seawood Drive 100.77 feet to the point or place of Beginning.
BEING AND INTENDED TO BE the same premises conveyed by deed dated4
September 16, 1964 and recorded in the Suffolk County Clerk's Office on
September 16, 1964 in Liber 5615 Page 292.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the Total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
