situate, lying and being in the Village and Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a concrete monument set on the northwesterly line of a 50-foot strip of land
hereinafter described as a right of way, at the southerly corner of land now or formerly of Warner;
RUNNING THENCE along said northwesterly line of the above mentioned 50-foot strip of land,
South 23 degrees 35 minutes 20 seconds West, 100.03 feet;
THENCE along land now or formerly of Walter E.Myatt,North 64 degrees 50 minutes 00 seconds
West, 470 feet, more or less, to Long Island Sound;

RESERVING a right of way over a strip of land 20 feet in width, the southwesterly end of which
begins at the northeasterly end of the last described right of way and runs northeasterly across the
