RUNNING from said point of beginning westerly along said northerly line of said right of way North 68 degrees 53 minutes
20 seconds West 53 feet to another stake in the northwesterly corner of said lot herein described in and the northeasterly
corner of lot of land conveyed to Norma Himer:
RUNING THENCE southerly along the easterly line of said Himer's land on a course of South 25 degrees 6 minutes 40
seconds West 131.75 feet to a point and ordinary high water of Greenport Harbor;
RUNING THENCE in an easterly direction and along Greenport Harbor South 66 degrees 23 minutes 10 seconds East a
distance of 52.80 fee to a point being the southeasterly corner of the lot herein described and the southwesterly corner of a lot
of land conveyed to Clara D.Craig;
RUNNING THENCE in a northerly direction and along the westerly line of said Craig's land and on a course of North 25
degrees 6 minutes 40 seconds East 134.07 feet to the northeasterly corner of said Craig's lot on the northerly line of said right
of way at the point or place of BEGINNING.
Being and intended to be the same premises conveyed to Thomas C. Buckley by deed dated March 14,2014 and recorded
with the Suffolk County Clerk at on May 5,2014 at Liber 12772 page 831.

above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the
said decedent had at the time of decedent's death in said premises,and also the estate therein,which the party of the first part
has or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.

receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
