THIS INDENTURE, made the 4—day of May, 2018, by and between
EMILIA MORALISHVILI, as surviving Tenant-by-the-Entirety, having an address at 325
Patterson Street, Hillsdale, New Jersey 07642, party of the first part, and
ANTHONY MORALISHVILI, having an address at 505 8th Avenue, Suite 2202, New York,
New York 10018, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten ($10.00) Dollars
and other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Southold, in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot 39 on a certain map entitled "Subdivision Map
of Founders Estates Inc., situate at Southold, NY", made by Otto W. Van Tuyl, Eng. and
Surveyor, Greenport, New York, March 1927, and filed in the Office of the Clerk of the County
of Suffolk the l0a' day of May, 1927, as Map No. 834, being more particularly bounded and
described as follows:
BEGINNING at a point on the northeasterly side of Hobart Road where the same is intersected
by the division line between said lot 39 and lot 38 on said Map;
RUNNING THENCE along said division line North 46 degrees, 45 minutes, 10 seconds East
207.34' to the southwesterly side of Founders Path;
THENCE along said Founders Path South 3 I degrees, 38 minutes, 40 seconds East 81.04' to the
division line between said lot 39 and lot 40 on said Map;
THENCE along said division line South 46 degrees, 45 minutes, 10 seconds West 182.39' to the
Northeasterly side of Hobart road;
THENCE along said Hobart Road the following 2 courses:
1) North 51 degrees, 28 minutes, 40 seconds West 60.42'

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first party will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatsoever, except as
aforesaid.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
