WITNESSETH,that whereas letters of administration were issued to the party of the first part by the Surrogate's
Court of Suffolk County, New York on April 5, 2018 (File No. 2018-1271), and by virtue of the power and authority
given by Article 11 of the Estates, Powers and Trusts Law, and in consideration of THREE HUNDRED EIGHTY-FIVE
THOUSAND($385,000.00)dollars paid by the party of the second part, does hereby grant and release unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and also all the estate which said decedent had at the time of the decedent's
death in said premises, and also the estate therein, which the party of the first part has or has power to convey or
dispose of, whether individual or otherwise.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees or
successors and assignees of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement, and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows: Unit No. 12 in a certain development known as Pheasant Run
Estates Condominium I, which unit is so designated in a certain Declaration Establishing Plan of Condominium
Ownership of premises located at Greenport, Town of Southold, County of Suffolk and State of New York, pursuant to
Article 9-B of the Real Property Law of the State of New York which established a plan for Condominium ownership of
said building and the land on which it stands, both together hereinafter referred to as the "property" and which declaration
is dated December 22, 1994, and was recorded in the Office of the Clerk of Suffolk County on December 22, 1994 in
Liber 1]747 page 664 and in Declaration dated January 20, 1995 and recorded April. 5, 1995, in Liber 11720 Page 628
and First Amendment in Liber 11778 Page 167, together with an undivided 5% interest in common with the other unit
owners in the common elements of the property as the same as described in the aforesaid Declaration.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and Improvements on the premises which
by law constitute real property.
