ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at
Fishers Island, County of Suffolk and State of New York, being bounded and described as follows:
BEGINNING at a monument set on the westerly side of a right of way to Chocomount Beach, said
monument also being 1085.94 feet South of a point which is 790.57 feet West of a monument
marking the U.S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said
"Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N.Y.
about 2 '/4 miles West of the eastern end of Fishers Island and lies South 79 degrees 29 minutes
46 seconds East of North Dumpling Light in Fishers Island Sound);
RUNNING THENCE from said point or place of beginning South 43 degrees 11 minutes 00
seconds West, 87.21 feet;
THENCE North 39 degrees 14 minutes 30 seconds West, 423.54 feet to land now or formerly of
Henry L. Ferguson Museum;
THENCE along said last mentioned land, North 04 degrees 40 minutes 10 seconds West, 164.48
feet to the southwesterly side of a paved road;
THENCE along said southwesterly side of paved road the following five (5) courses and distances:
1. South 68 degrees 36 minutes 35 seconds East, 138.37 feet;
2. South 52 degrees 16 minutes 35 seconds East, 66.88 feet;
3. South 26 degrees 57 minutes 00 seconds East, 213.49 feet;
4. South 18 degrees 14 minutes 00 seconds East, 112.59 feet;
