paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

bounded and described as follows:
BEGINNING at a point on the southeasterly side of Oregon Road, where
the northeasterly side of land of Frank J. McBride intersects the
southeasterly side of Oregon road, said point of beginning also being
a distance of 342.81 feet southwesterly as measured along the
southeasterly side of Oregon Road from the point where the
southwesterly side of land of Leander B. Glover intersects the
southeasterly side of Oregon Road; running thence North 69° 16'' 30"
East along the southeasterly side of Oregon Road 70.45 feet; thence
South 46° 03' 00" East along land now or formerly of Alex and Shirley
Zuhoski 233.52 feet; thence South 43° 57' 00" West still along said
last mentioned land 63.68 feet to land of Frank J. McBride; thence
North 46° 03' 00" West along said last mentioned land 263.65 feet to
the southeasterly side of Oregon Road the point or place of BEGINNING.
SUBJECT TO a 15' right--of-way and Covenants and Restrictions as set
forth in a Deed dated March 24, 1976 and recorded in the Suffolk
County Clerk's Office on April 1, 1976 in Liber 8011 Page 247.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated October 24, 2017 and recorded in the
Suffolk County Clerk's Office on October 31, 2017 in Liber 12936 Page
16.
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
