survivorship, as to an undivided fifty percent (50%) interest, and SHAWN

as to an undivided fifty percent (50%) interest,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being at

heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first
for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.The word"party"shall be construed as if it read"parties"
whenever the sense of this indenture so requires.

buildings and improvements thereon erected, situate, lying and
being at Orient, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point which is the southeasterly corner of
the premises about to be described, which said point is distant
the following two (2) courses and distances from a monument at
the corner formed by the intersection of .the northerly side of
Main Road (S.R. 25) and the westerly side of a private road

RESERVING TO Patricia L. Droskoski and Christine M. Droskoski,
as to Shawn Droskoski's 50% interest, the exclusive possession
and the use and occupancy of the above-described premises for
and during their natural lifetimes with Patricia L. Droskoski
and Christine M. Droskoski being responsible for payment of all
real estate taxes, insurance premiums, utilities and maintenance
.charges.
BEING AND INTENDED TO BE the same premises as conveyed to the
party of the first part by deed dated July 24, 1979, and
recorded in the Suffolk County Clerk's Office on July 30, 1979,
in Liber 8666 Page 500; deed dated December 15, 1998, and
recorded in the Suffolk County Clerk's Office on December 30,
1998 in Liber 11936 Page 768; and deed dated May 17, 2018, and
being recorded in the Suffolk County Clerk's Office
simultaneously herewith.
The Southold Town Planning Board approved this lot line
modification by resolution on January 8, 2018, and the approved
map on file with the Southold Town Planning Board entitled,
"Boundary Line Alteration situate: Orient, Town of Southold,
Suffolk County, New York", prepared by John C. Ehlers Land
Surveyor, dated Sept. 2, 2010, and last revised February 28,
2011; and by this deed, the above-described property has now
been merged into one building lot.
