Kelsey Properties, Inc., Box 983, Southold, New York, for a variance in accordance with the Zoning Ordinance, Article VI, Section 100-62 G, Article VII, Section 100-71 for permission to set off business lot with insufficient area and insufficient offstreet parking, etc. Location of property: Main Road and Love Lane, Mattituck, bounded north by other land of applicant; east by Val Stype; south by Main Road; west by Love Lane. Fee paid $15.00. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict applicatinn of the Ordinance (would) (would not) produce practical hardship because difficulties or unnecessary SEE REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the apirit of the Ordinance and (wOuld) change the character of the district because SEE REVERSE (would not) and therefore, it was further determined that the requested var/ance ( ) be granted ( ) be denied and that the previous decisions of the Bufldin~ Inspector ( ) be confirmed ( ) be reversed. SEE REVERSE FORM ZB4 ZONING BOARD OF APPEALS · Marjorie McDermott, Secretary After investigation and inspection the Board finds that applicant requests permission to set off business lot with insufficient area and insufficient offstreet parking on property located on Main Road and Love Lane, Mattituck. The prospective purchaser is interested in establishing a real estate office in the octagon building which is a permitted use in the "B-i" District. He would also have enough room in the building for other business. The findings of the Board are that this is a site of historical interest and approval by the Board offers an opportunity to promote historical antiquity on eastern Long Island. The Board agrees with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the har4~hip created is unique and would not be shared by all properties alike in the in~aediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. THEREFORE IT WAS P~ESOLVED, M. A. Kelsey Properties, Inc., Box 983, SQuthold, New York, be GR~NTED permission to set off business lot with insufficient area and insufficient offstreet parking.
