Please consider the following: 1. The proposed "As-Built' construction and renovation of this existing residence should comply with Chapter 236 contain stormwater runoff generated by the residence. 2. This bluff face immediately adjacent to the deck construction appears to have relatively steep slopes. To protect this fragile slope I would recommend a minimum width of non-turf buffer be required to remain along the Top of Bluff. There is an existing note showing approximately 10' of existing vegetation at its widest which then narrows to 5' or 6' in width. This area should be noted as being required by the ZBA such that it remains intact and not mowed or trimmed below 12'in Height. Due to the nature of this project and if required by the ZBA, it is recommended that the applicant submit two copies of a stormwater Management control plan to the engineering department for review and approval prior to installation of the new drainage for the existing residence. Box 1179, 53905 Main Road L`iy DEC 8 2017 Southold, NY 11971 December 7th, 2017 Re: ZBA#7138—Teicher,Stephanie SCTM # 1000-111-15-8.2 Dear Ms.Weisman: As per your request, our office has conducted an evaluation of the above subject property at 6825 Nassau Point Road in Cutchogue for the purpose of reviewing the potential environmental impacts associated with the proposed replacement of the existing stairs and addition to the existing deck. This evaluation of the property was conducted on December 6th, 2017. The following are the observations and recommendations respective of the findings of this inspection. At the time of the visit the bluff appeared to be in excellent and stable condition with vegetative cover and the yard leading to the bluff top is also well vegetated with established turf grass and other landscape plants. No resource concerns involving runoff or erosion were apparent. At this location, maintaining bluff stability during construction is the primary consideration. It is recommended the heavy machinery, equipment, or supplies be stored or used a minimum of a 25' setback from the bluff top edge wherever possible.The heavy weight and vibrations from machinery may cause sloughing of the bluff. The removal of the existing stairs and construction of new stairs will pose an erosion risk to the bluff face. During construction, care must be taken to minimize any disturbances on the bluff face to the greatest extent possible.After construction, it is critical that erosion control measures be implemented as quickly as possible.The construction plans call for planting the disturbed area with little bluestem grass after construction, our office concurs with this—vegetation on the bluff is critical in mitigating erosion potential.
