Surrogate's Court File Number 2017-935, late of 5 Hidden Oak Road, Armonk, New York 10504, who
died on the 18th day of February, 2017,
party of the first part,and
Monty A. Hampton and Karen J. Hampton, of 1147 Columbus St., El Granada,California 94018,as
Trustees of the Hampton Family Trust dated October 2,2002 as to a one-third(113) interest; Marilyn A.
Mangels,of 2653 Unicorn Court, Herndon, Virginia 20171, as to a one-third (113) interest and Halsey G.
Tuthill, of 35 St. Michael's Terrace, Carmel NY 10512 as to a one-third (113) interest,
party of the second part;
WITNESSETH, that the party of the first part,to whom letters testamentary were issued by the
Surrogate's Court, Westchester County,New York on April 18,2017, and by virtue of the power and
4 authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and
Q Trusts Law, and in consideration of Ten Dollars and No Cents($10.00)and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the
distributees or successors and assigns of the party of the second part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Municipality of East Marion,Town of Southold, County of
' Suffolk, State of New York more particularly described in Schedule A attached hereto;
Being and intended to be the same premises conveyed to the party of the first part by deed dated
October 24, 1995 and recorded in the Suffolk County Clerk's Office on December 4, 1995 in Liber 11752
of Deeds,at Page 691;
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any
\ streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the
time of decedent's death in said premises, and also the estate therein,which the party of the first part has
or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise;
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, at East Marion in the Town of Southold, County of Suffolk, and State of New
York, which plot is known as and by the Lots Numbers sixty-seven (67), sixty-eight (68) and
sixty-nine (69) as shown on a map entitled, "Map of Section Two Gardiner's Bay Estates, situate
at East Marion, Long Island", which said map was filed in Suffolk County Clerk's Office on
September 23rd, 1927, under the Number 275; said lots when taken together are bounded and
described as follows:
BEGINNING at a point on the southwesterly side of Old Orchard Lane at the southeasterly
terminus of the tie line bearing South 75 degrees 55 minutes 00 seconds East which connects the
southeasterly side of Dogwood Lane and the southwesterly side of Old Orchard Lane;
RUNNING THENCE South 31 degrees 01 minutes 30 seconds East along said southwesterly
side of Old Orchard Lane, 165.00 feet;
THENCE South 58 degrees 58 minutes 30 seconds West, 130.00 feet;
THENCE North 31 degrees 01 minutes 30 seconds West, 140.00 feet to the southeasterly side of
Dogwood Lane;
THENCE North 23 degrees 00 minutes East along the southeasterly side of Dogwood Lane,
19.87 feet;
THENCE still along the southeasterly side of Dogwood Lane on a tie line bearing North 39
degrees 04 minutes 40 seconds East, a tie distance of 99.42 feet to the northwesterly terminus of
the tie line first mentioned above;
THENCE along said tie line bearing South 75 degrees 55 minutes 00 seconds East, a tie distance
of 28.95 feet to the southwesterly side of Old Orchard Lane and the point or place of
BEGINNING.
