(E.S.T.), upon application of John Christie, 320 Front Street, Greenport, New York, for a variance in accordance with the Zoning Ordinance, Article XII, Section 1204 and Bulk Schedule for permission to add and improve existing non-conforming buildings to make a total of five dwelling units of ex~sting non- conforming camp buildings. Location of property: east side of Bray Avenue, Laurel, bounded north by E. Klett; east by Wells Road; south by Wells Road; west by Bray Avenue. Fee paid $15.00. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce hardship because practical difficulties or unnecessary SEE REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and iu the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) change the character of the district because (would not) SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. The findings of the Board are that the property consists of only cue half acre which is much too small an area for the purposes requested by the applicant. This proposal would require a change of zone. A two family dwelling requires 80,000 square feet of area. Four units is beyond the power of the Board of Appeals to grant. Based on the size of lots in the surrounding area, many of which are one quarter acre in size, the maximum that would be permitted would be two resldeuces. If the existing buildings were demolished, two lots could probably be recognized. The only alternative for applicant would be to divide the property into two lots and erect a one family house on each lot. The Board finds that strict application of the Ordinance would not produce practical difficulties or unnecessary hardship; the hardship created is not unique and would be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will change the character of the neighborhood, and will not observe the spirit of the Ordinance. TREREPORE iT WAS RESOLVED John Christie, 320 Front Street, Greenport, New York, be DENIED permission to add and improve existing hen-conforming buildings to make a total of four dwelling units of existing non-conforming camp buildings located on the east side of Bray Avenue, Laurel, New York, for the reasons stated. There are three buildings on this property whichwere part of camp Im~aculata and they were utilized as follows~ Building %1 - a 21' x 50' structure with 2 units to house the camp cooks. Each unit has 2 bedrooms, living room, kitchen and bath. Building #2 - a 30' x 32' structure used as a canteen consists of a kitchen, laboratory, recreat/on room, rear porch at ~round level, and a front patio. There is a half basement in this unitwhich houses the water supply and is used for storage.
