After investigation and inspection the Board finds that
applicant requests permission to set off lot with less than
minimum width on premises located on the east side of Robinson
Road (off Right of Way), Southold, New York. The Board finds
that the parcel for which this application is sought consists
of 1.5 acres and is a part of a large tract of land owned by
J. Furman and Minnie M. Neefus. It is only possible to use
the most northerly 120 feet for conveyance to the petitioner
because there is a garage erected adjacent to this parcel which
is being used by the Neefus's.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood,~ and will observe the spirit of
the Ordinance.
TheREFORE IT WAS RESOLVED George Kaytis, Main Road, La~rel,
New York, be GRANTED permission to set off lot with less than
minimum width ou premises located on the east side of Robinson
Road (off Right of Way), Southold, New York, as applied for,
subject to the following conditions:
That the newly created premises shall be used for one family

is requested for the reason that s, ubject premises as shown on the a:nnexe_~] survey
don~ for George & Jane Kaytis by Robert Kart, dated January Z9~ 1973, have a median
wi~lrh of 1Z0 ft. and that the present zoning requirements cal~ for this lot to have 135
ft. ~vidth at the building line, The application further requests that a side line
variance be granted reducing the side line requirement for the existing building to
7.9 ft. The said frame building is to remain on the premises.

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficu|ties or unneces-
sary HARDSHt[~ because the premises which are the subject of this application and the
adioining property have a total width of 43Z.Z4 ft. and it is only possible to use
approximately the most northerly 1Z0 ft. for the conveyance go the petitionersbe-
cause there is erected adjacent to the parcel ~pr which this ~arian~ce SS sought a
garage which is presently being used by the said Neefuees. Unless this variance
is granted it would in effect render the most northerly part of ~he Neefus parcel
unusable and remove it from use from further building purposes, In addition,
the petitioner requests that the side line requirements for the existing frame
building on the premises be reduced to 7o 9 fro from the required 15 ft.

for the orderly use of said parc~l~
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because ~he parcel for which this application is sought
does consist of 1. 5 acres which is in excess of the one acre minimum. The
erection of a house on said premises will not change the character of ~he
neighborhood as it is a residential area and the petitioners~ use is for a residence~
l~lease note this application is being signed by Charles E. Raffe, attorney-at-law,
